Turkish Citizenship by Real Estate Investment: The Application Process

A step-by-step explanation of valuation, the no-sale undertaking and the certificate of conformity under the real estate option of the citizenship by investment programme.

The regulation implementing the Turkish Citizenship Law allows foreigners who acquire real estate above a certain amount to obtain Turkish citizenship through an exceptional route. As the minimum investment and conditions change over time, the current rules should be checked before applying.

Valuation Report

A valuation report for the property is prepared by a valuation expert licensed by the Capital Markets Board. The value set in the report must meet the minimum investment amount.

No-Sale Undertaking

An annotation is recorded in the land registry stating that the property will not be sold for at least three years. This is the key condition securing the permanence of the investment.

Certificate of Conformity and Application

After the title transfer is completed, a certificate of conformity is obtained from the Ministry of Environment, Urbanisation and Climate Change. The investor can then apply for residence and citizenship together.

Points to Watch

There are restrictions for properties previously used in citizenship applications and for certain types of transfers. Reviewing the title record and past transactions of the property before purchase is recommended.
